

Home Inspection Coordination takes the stress out of one of the most important steps in buying a property. Instead of scrambling to find an inspector, manage schedules, and keep track of reports, you hand that workload to me while you focus on understanding what the inspector actually finds.
Once your offer is accepted, I help you decide which inspections make sense for the property. That might include a general home inspection, pest inspection, sewer or drain scopes, or specialized checks for older homes or unique systems. I then reach out to trusted inspection professionals, confirm availability within your contract deadline, and lock in appointments. I coordinate calendars between you, the inspector, and the listing side, so access to the property is arranged and everyone knows when to be there. If you cannot attend in person, I make sure the inspector knows your key concerns in advance and that you receive detailed notes, photos, and the full written report promptly.
After the inspection, I help you interpret the results in everyday language. Together, we separate routine maintenance items from truly significant issues that may affect safety, long-term costs, or future resale. If you are also using my Offer Negotiation or full Buyer Representation services, I can then help you decide whether to request repairs, ask for a credit, or, in rare cases, walk away.
Home Inspection Coordination is especially useful for first-time buyers, busy professionals, and out-of-town clients who do not have an existing network of inspectors or time to manage the back-and-forth. My role is to keep this phase organized, timely, and transparent, so you can make confident decisions based on a clear understanding of the property's condition.
